Turn-of-the-Century Mansion (now 6-plex) - (Avenues - Salt Lake City - UT)
Built in 1905 as an enormous single family residence, this classic Avenues mansion was converted into 6 large units at some point over the past 100 years.

My aim when taking on these projects is not to "remodel" these old buildings but to restore them. This may seem like the same thing to a layman but if you have ever sunk your teeth into a 100 yr old building, you understand the difference. (And if you have been looking at apartments in the Aves for very long you will definitely SEE the difference in these units.)

Restoration involves stripping off years of cheap, ill conceived & trendy "updates", poorly done repairs ("handy man" specials), pulling off the old doors, moulding & hardware, stripping off the many, many coats of paint & flooring--the tacky finishes du jour that have been grafted onto the building over the years, upgrading the infrastructure (plumbing, electrical, HVAC)--then put the old doors, fixtures, moulding, and hardware back on.

Invariably some of the original fixtures have been damaged or lost. So that takes me to places like Georges Architectural Salvage to track down replacement doors, knobs, and fixtures.

As you can imagine, this process takes a LOT of time and energy--and of course, plenty of cash money. But the end result is the essence of what makes these old buildings so much more liveable than most of what's been built after the 1940s: original hardwood floors from old growth forests, tall ceilings, big windows with the original art glass, subway tile & mosaic floors, cast iron fixtures, claw tubs. In a word: Vintage.

Another great feature of this building is the original wrap-around front porch--great for chilling out and watching the world go by, studying, surfing the web, or just practicing your bongos or guitar (as a former tenant, Josh, was fond of doing).

There is also plenty of extra storage space in the basement for bikes, kayaks, ski & snowboard stuff, camping gear, suitcases, boxes, seasonal items, or that ugly lamp that you just cannot seem to part with. (Each tenant gets their own dedicated area in the basement and we have never run out of space--it is a BIG basement.)

For the eco friendly tenant the city bus stops right out in front for easy access to the U of U, TRAX, the hospitals, and downtown SLC. And we have a pretty comprehensive recycling center set up on site--including bins for paper, plastic, & glass.

I have also installed a high speed internet connection in the building for the tenants to share (Ethernet & WiFi)--which saves everyone about $60/month--which is nice. We can all use a little extra coin in the pocket these days!

When I see what else is out there for rent in the Aves it kind of makes me sad. So many landlords buy these great old buildings and "remodel" the history and charm right out of them. They end up looking like the latest Home Depot displays. But the sad reality is that it is easier, faster, and a lot cheaper to go to Home Depot and buy junk fixtures & plastic "laminate" floors than it is to spend a month on your hands and knees stripping off paint, and scraping and sanding on the orignal hardwood floors. But man, once you get through the four layers of linoleum and tar paper, and you smell that virgin fir that was hand felled and hand milled by the Pioneers... and a big drop of sweat slips off your brow and hits the floor and soaks in and you know it is gonna be there for another 100 years... man, that's something.

This unit is very large, very sunny, and very functional. It has great original architectural details like the the fireplace, art glass windows, spiral staircase, & all the original 5-panel solid wood doors with original turn-of-the-century mortise locks & knobs.

The layout of the spaces is very flexible. I've seen the apartment set up in a wide variety of ways depending on lifestyle. I've had couples, roommates, single mom's, and even single adults who've rented this space and made it work fabulously.

This space couldn't be more ideal for a couple or roommates. Two full bathrooms (one on each floor) and entrances on each floor to accommodate different schedules. So one person could basically live upstairs and the other downstairs and only have to cross paths in the kitchen. (Of course there is an internal stairway connecting the two levels as well.)

The downstairs has a small but very nice kitchen with black granite counter tops inlaid with "ocean green" quartz, blood red cabinets with an Arts & Crafts paneled wainscoting. The kitchen is open to the living area, which has a fireplace with the original hand glazed tiles and cherry mantle. Also downstairs is another large space that can be bedroom, den, formal dining, office, etc.

The baths in this apartment are extra special, with turn-of-the-century style mosaic tile floors with a "pinwheel" inlay & subway tile tub/shower surrounds + very unique, deep square tubs (I have never seen anything like them before).

Aside from the mosaic tiled baths, the entire apartment has the original fir & oak hardwood flooring that has been carefully restored.

This unit recently received a 3 month, frame-off restoration, including new bath & kitchen, refinished hardwood floors, new paint & fixtures. Though it still looks VERY vintage, pretty much everything underneath is all new.

I believe this section of the building was part of the formal dining room of the original mansion due to architectural details--like coffered ceilings, stained glass windows, oak floors (instead of the fir found throughout the rest of the building) and extra big moldings--not typical to the rest of the units.

The unit also has tall ceilings, some exposed brick wall, mosaic tile floors (in the bathroom), a huge, framed, custom bath mirror, restored claw foot tub, and a pedestal sink.

If you are looking for a peaceful, warm, sunny, space, this unit--with its western exposure & tall windows--might be your spot. However, this unit is only about 500 s.f.--which is perfect for one person--but a little tight for two. The closet is fairly large (pic below) and there is a ton of extra storage in the basement below... but again, perfect for one person--a little tight for two.

The walls are painted a light sage color, trim is Antique White. Bathroom is kind of a light, warm yellow (pale sunflower).

This unit also has its own back porch--perfect for small grill, comfy chair, or a hammock. And there is also a ton of extra storage and a laundry facility in the basement, so, anything that won't fit in your unit can easily be stowed below. Bikes, boards, blades, boxes, suitcases, extra furniture, seasonal items, etc.

Pets available case by case with commensurate deposit. (Prefer cat only if any, but will consider smaller, quiet dog in this unit since it is ground floor. 30-40 lb max).)

This is one of the nicest vintage apartments you will find anywhere in the SLC. Internet is included in the monthly utils, which are divided up between all the units each month. (With the water, gas, electric, AND DSL, utils have averaged about $75/month for this unit this past year--which is super cheap.)

Nice 3 bed / 2 bath loft apartment coming available in the Avenues. Great set up for two or three roommates or . Has three full beds + two full baths + an office / study area.

Because it is an attic-to-loft conversion the ceilings are very tall (up to 15 feet in some places) and angled to follow the roof line. There are several exposed brick chimneys rising through the space from the apartments below. These features, combined with several large skylights and lots of open space, give the unit a unique visual style.

The space has been updated from top to bottom. The floors in the main living area are a natural maple Pergo; the bedrooms and stairs have a medium gray carpet; the baths have clean white tile. The wall colors are mostly a simple Museum White with a bit of pale accent color here and there (pale yellow, pale green, pale blue etc) for warmth and contrast.

Lots of skylights and windows in this space so it has really great natural light.

The kitchen counters and backsplash are a retro mix of mosaic tiles inlaid with black and white decos and a clean 1920's subway tile for the backsplash. The appliances are newer, white, and full-size--with a gas range / stove.

Another great perk with this unit is the private laundry room--complete with full-size washer and dryer + storage for soaps and sundries. So, no schlepping your clothes to the shared laundry room in the basement that the other five units in the building use... and no coin-op.

We recently finished a "phase 2", $8,500 "light update" to this unit that included gutting and doubling the size of one of the bathrooms, adding and enlarging closets, doubling the hanging space in the remaining closets, converting 3x more attic space to storage space, and about a dozen other small tweaks and improvements.

We also installed a brand new, high-efficiency furnace in this unit during the phase 2 update... so it is no longer tied into the shared / common furnaces that heat the rest of the building!

Prefer non-smokers. No pets. No party animals. :)

As I was restoring this unit I tried to imaging what it must have been like when it was newly converted to an apartment (from a large, single-family mansion) in the 1930s--and I think this is fairly close to what it was like then--before three generations of unruly tenants, indifferent landlords, and bad updates had taken their toll.

Perfectly restored fir hardwoods floors, smooth plaster walls, exposed brick, cast iron claw tub, subway tile. Add to that an eat-in kitchen open to the living area with twice the cabinetry of the original unit; intricate, vintage, "pinwheel inside of a pinwheel" tile design on the countertop; a large bathroom with huge framed mirrored & stainless steel accents... and it�s probably even better than it was 85 yrs ago.

A great west-facing exposure with awesome sunsets provides plenty of natural light, plus three nice sized closets (including one cedar closet) add enough hanging and storage space to satisfy even the most prodigious shop-a-holic. (And if THAT's still not enough space, the building has a huge walk-in basement with various rooms and spaces set aside for your seasonal stuff, camping gear, bikes, boards, skis, empty boxes, suitcases, etc--so you can get all of that stuff out of your apartment and out of your way.

Invariably after I show this unit the response is, "Wow!"

There is so much great architecture in the Aves--I don�t know why more owners don�t take the time and spend the money to restore the units properly. They'd end up with better tenants (and higher rents). Every upgrade pays for itself over time. But I guess the world needs $500/mo flats with dirty brown carpet and beige tile, too...right? :)

I have a high speed internet network set up at this property for the tenants to share, so that knocks $50-60 off your monthly expenses. (WiFi & Ethernet.)

Most pets OK with deposit. (No gigantic or aggressive dogs.)

Sweet one bedroom unit, upstairs, on the east side of the building. Large for an Avenues 1/1, the open floor plan and big bay window in the living room make it feel even larger than it is.

Nicely refinished hardwood floors (original fir), warm "light sage" paint and very tall ceilings in every room unify the spaces.

This particular unit has one of the largest bathrooms you will ever find in an apartment. It has all the original turn-of-the-century fixtures--like a claw-foot tub with shower, cast iron sink with chrome cross-handle single taps, and a two-piece toilet with wall-mounted tank. All I added was an huge mirror with two "period" style lights, cased out in the same turn of the century mouldings used on all of the doors and windows in the building. There's also a nice big window in the bathroom, making it a very bright and sunny space.

In the kitchen the counters and backsplash are a one of a kind design (pinwheel inside of a pinwheel) using subway tile and mosaic elements. Plus a nice new fridge and retro gas range. Plenty of storage for a kitchen of this vintage and size--and if you are a cook you know gas is the only way to go!
